My property is live in the MLS. What now?

It is an exciting time for you! You have decided to sell your home and have made significant steps towards your goal. The Multiple Listing Service (MLS) is a real estate portal for licensed Realtors, that is connected to multiple industry websites. Once your home is live on MLS, there are a number of things you can expect when listing with The Gallmann Group.

Overall there are three essential instances:

  1. A For Sale sign will be placed in front of your home.
  2. A lockbox will be placed on your door for secure but convenient access for showings.
  3. Pro-active marketing efforts begin to promote your home.
    • For Agents and Prospective Buyers
      • A Realtor Open House, or Broker’s Open, will be scheduled, as agreed upon, inviting all Realtors in the area to preview your home for prospective buyers.
      • All prospective buyers and agents are contacted with details of the listing and encouraged to schedule a showing.
      • Showings will be arranged for additional agents through Centralized Showing System (CSS).
    • On-Site Marketing
      • Marketing material will be brought to your home for prospective buyers and agents, including:
        • Brochures
          • The brochure will highlight all the special qualities your home has to offer.
        • Distinctive price stand
        • House Book
          • A House Book is prepared showcasing your house including school and neighborhood information, and contains:
            1. Brochure
            2. MLS print out
            3. Ohio Property disclosure and lead based paint disclosure, if required
            4. Tax information
            5. Plat map – satellite view, showing the boundaries of the lot
            6. Age of key components and updates in the house
            7. Utility information
            8. In the Sellers’ Words – this is a chance for your to tell the buyer about the house and the neighborhood, and why you love it!
            9. Neighborhood, school and community information
            10. Additional information and pictures provided

        • Instructive signs for visitors

        • Custom signs are created and displayed highlighting special features of your house and asking them to remove shoes, turn off lights, etc.
      • Additional marketing material will include:
        • Open houses will be held as agreed upon, inviting all prospective buyers to preview your home.
        • A proactive “Just Listed” direct mail piece will be sent to your neighborhood and prospective buyers.

        • Your home will be posted on the Internet including the three real estate websites, giving your home exposure to millions of households on over 70 different websites. All sites will include details and color photos of both inside and outside of your home.
